In December 2018, Riverside Capital seeded a new Student Housing Fund with the purchase of nine newly refurbished houses providing 61 bedrooms in Wavertree, Liverpool. Subsequently, in April 2019, the fund secured its second acquisition, 3–6 Portland Terrace, in Newcastle. The Newcastle purchase added a further 48 lettable bedrooms taking the portfolio total to 109. Further purchases in Newcastle (Lillico House) and Cardiff (Richmond Halls) in 2020 added additional value to the portfolio with an extra 64 and 16 bedrooms respectively, bringing the total to 189. The portfolio has been fully let every academic year since acquisition.
