Riverside Capital purchased the iconic Power House in Chiswick in December 2024 for £7 million.
The building, let to legendary Metropolis Studios, comprises 21,268 sq. ft. NIA of recording studios, music production facilities, offices and recreation space. Set just back from the popular Chiswick High Road, its seen the likes of the Rolling Stones, Amy Winehouse and Adele walk through its doors.
The long lease, which has 19 years remaining, is inflation linked, with an upcoming rent review in November 2026. The gross internal area of almost 43,000 sq. ft. also provides significant downside potential.
We have an approximate exit date of 2027, once the rent review has been exercised.
“This marks our first deal in two years and the beginning of an acquisition programme. The Power House is an exciting piece of cultural history and it’s a privilege to be the current custodian of this fine London institution.” - Dominic Wright, CEO
